These property owners don't have the luxury of sustaining a deadbeat tenant here and there as they would if they owned, say, a 74-unit apartment building where they can take the rental loss more evenly. When a tenant stops paying on one side of a duplex, that's financial hell for the property owner! You'll notice a ton of these smaller residential multi-family properties hit the foreclosure market because of this and this is a huge opportunity for you!
3) This is a PERFECT OPPORTUNITY to get properties for UNDER market value if you haven't begun your real estate empire yet.
