If you are reading this, it means that you have participated in one of my previous mentorship groups. Pat yourself on the back if you were lucky enough to survive and give yourself a DOUBLE pat on the back if you were one of the many who closed on an apartment building during the 8-week group!
Many of you have asked over and over again since my last Advanced Mentorship Group ended if I was going to have another Advanced Mentorship Group. I thought about it, mulled it over, and talked myself out of it several times because I put 110% of myself into each group and to add another group would be extremly time-consuming.
But...
I got tired of everyone asking OVER AND OVER AGAIN! You successfully wore me down!
I have decided to put on an Advanced Mentorship Group for those who have participated and completed one of my previous (or my current) groups.
Here is the date:
- Advanced Mentorship Group #4: September 21st through November 23rd
What will I be covering in the Advanced Mentorship Group that wasn't covered in the regular group?
Here is a list of things that will be THOROUGHLY covered:
- Weeks 1 & 2: Fine-tuning the "numbers" including how to properly analyze and pick out a highly profitable deal (and you'll be looking at some of my own personal deals in this first week!), exactly how to construct an offer including all of the clauses YOU NEED in order to protect yourself while getting what you want (including 100% owner financing deals), how to communicate with brokers, sellers, and "industry jerks" to get what you want, and every other "issue" (including FEAR) that "hangs up" a beginning investor!
- Weeks 3 & 4: Every type of way to structure financing including 100% owner financing, using 50% conventional funding and 50% owner carry back, using DPA funds and/or "proof of funds," how to find private money including "angel" investors, how to "take over" an existing LLC with property in it, and every other type of creative financing structure you can think of! You will even learn how to negotiated an REO deal directly with a bank!
- Weeks 5 & 6: The break-down of putting together REAL offers AFTER pre-shopping for a loan. You'll be structuring the offer and submitting it. You will be putting offers on at least 10 deals by this point in the class and if they are all solid enough, you will end up putting one under contract. I can even help you with the "negotiation" part with the seller's agent or the seller if you need that "back up." My experience has shown me that when you have someone to back you up, you have the confidence to get the deal done! If you feel that you are all alone then you tend to shrink away into a corner. I will be your back up! How powerful is that?!
- Weeks 7 & 8: Before you close escrow on any property deal, you need to structure your management strategy exact management strategy. You will be using my "template" management strategy (and no, you won't be using "outside" property management). I will show you exactly how to structure management, how to get good managers in there, and we'll go over everything you need to do after you close escrow on your deal with regards to management!
- Week 9: Acquiring an REO property will be discussed in Week #9. You'll start the process of analyzing REOs and making contact with agents that specialize in those deals. You will be making an REO offer by the end of this week!

I had my assistant run the totals on all 6 of my mentorship groups and we established that just over 72% of my students ended up getting a deal under contact within the 8-week time frame!
What an INCREDIBLE success rate!
But I'm not happy with that. I would be HAPPIER if EVERYONE got a deal under their belt.
The mentorship students who still didn't close a deal had a couple of huge issues.
1) Being in the WRONG area of the country, finding NEGATIVE cash flow properties, and NOT FINDING the right deal.
And / Or...
2) Hitting up against a WALL when it came to structuring their deal financially!
If either one of the above scenarios (or both) hindered your ability to get your first deal, we're going to FIX your problem in the Advanced Mentorship Group!

I noticed that many of my partnership students are able to hold their head up high, talk with brokers and owners with confidence, and are able to help GET DEALS DONE because they know that I'm their back up.
It's like being a police officer, busting through the door of a possible "dangerous" house (with killers inside) and having 1000% confidence because they have officers right behind him to assist immediately if the going gets tough. If you are trying to go this alone as the Lone Ranger then it's lonely, scary, disappointing, and unnerving sometimes.

In the Advanced Group, I will offer you ONE SINGLE TIME where I will call an agent FOR YOU or I will HELP NEGOTIATE A DEAL. This will be a ONE-TIME DEAL and I will do this for you near the end of the class. This has to be a deal that you are COMPLETELY SERIOUS ABOUT and not some tire-kicker deal with a negative cash flow.
This could be the single-most important thing that could put you over the top and into the world of being a successful real estate investor.
And the Cost of This Group is SO CHEAP...I'm Wondering Why I Haven't Considered Charging AT LEAST DOUBLE!
Most of you know how I work already. I offer a TON OF USEFUL INFORMATION, COACHING, and VALUE for much less than Lindahl, Scheel, and all the other bozos out there. Why? Because I don't want to break anyone's back financially and I want to spill the beans on every bit of information I have WITHOUT holding back.
With that said, I am charging a paltry $997 $797 for this Advanced Group! And that's it! You can even do a payment plan if you so choose.
Here's the kicker:
